Get Ready to List: My Full-Service Plan for Home Sellers

The New Year has arrived, which means the spring real estate market can’t be far behind. If you made a resolution to sell your home this spring, it’s time to start getting ready.

Preparing a house for listing requires planning, effort and time. As I’ve written before, these are reasons why it’s best to hire a full-service REALTOR® to manage the process for you. I’m supported by a 24/7 answering service, administrative and marketing team and full-time in-house legal counsel. In addition to this support team, it takes the efforts of numerous home preparation professionals to quickly and effectively prepare your home for listing. My job is to make this process as easy for you as possible.

Have you seen real estate listing photos of immaculate, clutter-free rooms and wondered, “Do people really live like that?” Don’t worry, the answer is “no”. These houses have often been prepared in order to showcase the space. That’s exactly what we can do for you when you decide to sell.

Here’s my usual process for preparing a home for sale:

1. Evaluation and planning.

The first step is a Comparative Market Analysis to compare your home value to other recent sales in the area, and determine a pricing strategy. Next, we identify the target market or “ideal Buyer”. Then we decide together exactly what needs to be done, and when, to prepare your home. It’s not a one-size-fits-all process; each house sale needs its own strategy. We’ll complete the required listing paperwork and refer you to other professionals as needed.

2. Preparation and inspection report.

Depending on the condition of your property, you may elect to do minor repairs before selling. A professional Home Inspection Report* may identify issues you wish to pre-emptively address. When evaluating your home, I can offer suggestions and recommend professionals to carry them out, if you choose.

3. Cleaning and organizing.*

Any home can be made to look brighter and more spacious by de-cluttering and removing some items. This is where professional cleaners, organizers, and movers can assist you. I’ve been known to roll up my sleeves and get organizing, too – all hands on deck!

4. Showcasing and staging.

To present your home in the best light, I suggest de-personalizing it so Buyers can easily visualize the home as their own. It can be showcased using your own things, or even staged with rented items. Either way, professional stagers can present your home’s best features to the greatest number of Buyers.

5. Photography.*

After the prep, a professional photographer captures the results. Great photos are essential to marketing your property. I use them to create a stunning visual presentation of the home in all advertising, including digital content to target Buyers who search online.

6. Floor plans.*

Accurate room measurements are required for any listing. It’s also enticing to Buyers to visualize the space and layout of their potential new home with floor plans. A professional takes measurements and creates floor plans of every floor in the house, which become part of the feature sheets, website and other marketing materials.

7. Advertising.*

Alongside all the work happening on-site to prepare your home, my marketing team designs, produces and prints materials to publicize the property, including feature sheets, “Just Listed” postcards, a customized website and virtual tour, social media posts, email marketing, and advertisements in print and online. I also do plenty of word-of-mouth advertising among my large network of contacts and other local Realtors®.

8. For Sale sign.*

You know it’s really happening when the sign company arrives to put the “For Sale” sign on the lawn!

9. Sales and negotiation.

This may sound like a lot of prep work, but turnaround can be very quick. Once the decision has been made to sell, most of my recent listings have gone through the above steps in a week or two.
